Welcome to the Heritage Place Condominium Association.  Heritage Place is a 32 +/- acre site comprising of 30 residential buildings each with 4 condominiums.  The Association has a beautiful 8 acre Arboretum with walking trails for the owners to enjoy. 
The Homeowners Association provides a communal living environment where the association preserves and maintains the common areas and building exteriors (common elements).  The Association is bound by Legal Documents (Master Deed and Declaration, Articles of Incorporation, Bylaws, Board Resolutions, Rules/Regulations and the newly adopted Kentucky Condominium Act.) Membership in the Association is mandatory and each owner contributes a monthly assessment into the association.  The assessments are used to pay for maintenance, insurance, landscaping, future reserves, etc.
Heritage Place is a sought after community in Lexington because of its immaculate appearance, rule enforcement and close proximity to the Lexington Bluegrass Airport and Keeneland.  The community has several active committees to assist in the management of the community. The community is governed by a 5 member homeowner elected Board of Directors. The Board meets monthly to review the association financial reports and administrative duties.
After a lengthy investigative process, the Board of Directors officially approved the use of Phantom Screens of Kentucky for screening in your patio!  Phantom Screens are aesthetically pleasing and operate on a remote control system. If you want to enjoy your patio without bugs, simply lower the screens.  If you want to cook out, simply raise them. It’s as easy as that!  Phantom Screens are retractable. Unlike conventional insect screens, Phantom Screens don’t obstruct your view, because they are there when you need them and out of sight when you don’t need them.  This screening is the ONLY type approved to be used at Heritage Place. Before having the screens installed, you are still required to fill out the Heritage Place Architectural Variance form and submit to the Board so a record of the request is on file.
